Beblu nabs SBR Technology Excellence Award for AI - Real Estate

Its affordable, all-encompassing suite of smart solutions solves the needs of property owners and sustainability goals.

With the global pandemic exacerbating problems property managements face, from lengthy approval processes and costly management fees, many businesses were forced to cut costs, reduce manpower and re-assess. 

As some firms sought cheaper yet smart digital solutions, Beblu emerged as the first AI-tech property development and management firm that leverages AI to create sustainable co-working office solutions tailored to the needs of property owners and tenants.

Founded in 2021, Beblu’s suite of smart solutions consists of proprietary AI sensors, a mobile application, and a Building Management System (BMS) - all of which can be easily integrated into existing legacy systems. The Beblu suite covers an extensive range of property management services such as facilities management, building maintenance, advertising and promotion, and lease management to maximise profit, whilst reducing costs and progressing the global agenda on sustainability.

Beblu’s AI sensors are installed in the development to enable energy-saving features such as smart lighting systems and energy-consumption monitoring. BMS revolutionises the way property owners can manage their buildings, helping to streamline daily building operations such as occupancy and lease management, feedback and notices from tenants, and round-the-clock secured access. 

The firm’s smart mobile suite offers a wide range of services that enables users to book meeting rooms, order food delivery services, and explore nearby events within one app. Its encrypted QR entry system also allows users to gain secured access to private workspaces, as well as manage tenant staff and visitor access. It even goes so far as maintaining an individual’s productivity, allowing users to control and monitor their workspace ambience, temperature and CCTV from the comfort of their desk.

With a greener future in mind, Beblu’s extensive suite reduces on-site manpower by 20%, provides energy-efficiency savings of up to 30%, and enables preventive maintenance tracking that is up to nine times cheaper than reactive maintenance. It is also 40-50% cheaper than the traditional property management fees. 

In January 2022, Beblu completed its inaugural building, LeBond, in the Macpherson area. The 10-storey BCA GreenMark Gold certified development is integrated with the Beblu Suite to enable smart and cost-efficient features whilst cultivating the latest workplace and lifestyle innovations. LeBond offers coworking spaces and customisable office units, and communal facilities such as a sky garden, outdoor fitness area and cafe to promote health and well-being.

Thanks to its efforts to provide an all-encompassing suite of smart solutions that integrates the needs of property owners and sustainability goals, Beblu secured the AI - Real Estate award at the recently concluded Technology Excellence Awards, presented by Singapore Business Review. In its fourth year, the awards event lauds companies in Singapore that have pioneered ground-breaking IT products, solutions or initiatives that are leading the technological revolution and digital journeys of their respective industries.

Beblu is looking to form a network of smart buildings that connect people all over the world through technology and envisions buildings going above and beyond bricks and mortars. 

“There are vast opportunities for the adoption of our solutions as half of the commercial buildings in Singapore are conventional buildings,” Beblu said, adding that its affordable and customisable solution packages will transform conventional buildings into smart and sustainable ones, in line with the Singapore Green Plan 2030 to turn 80% of buildings green and achieve the Smart City agenda.
