These two districts are the new darlings of the residential leasing market

Expats are flocking to Yishun, Sembawang, and Seletar.

Gone are the days when expatriate professionals unconditionally preferred homes in prime districts. Now, two outlying districts are emerging as the new darlings of the residential leasing market as firms slash housing allowances and non C-level expats join the workforce.

A report by JLL revealed that Districts 27 and 28 are the current rising stars of the residential leasing market. These districts have caught the eye of junior expat professionals who do not mind staying in bohemian and colorful neighborhoods.

Yishun and Sembawang in District 27 have witnessed a considerable increase in rental transactions in recent years. Rental transactions grew by 48.06% from 2013 to 2014 while median rents rose by 5.84% over the same period.

"Yishun and Sembawang have become popular among expatriates as these areas are away from the hustle and bustle of city life, yet it remains convenient as it is served by the Central Expressway, around 20 to 25 minutes from the city," stated JLL.

Meanwhile, Seletar in District 28 is popular because expats can get large areas for their houses and gardens for their money. Leasing transactions jumped by 97.21% since 2012, while median rents increased by 9.14%.

"It is popular among foreigners due to its close proximity to the Singapore American School, as well as the SEletar Airport, which now offers chartered flights and flying lessons," the report noted.
