Strong demand seen for BTO flats in Kallang/Whampoa

The HDB launched over 4,400 BTO flats across five sites. 

Strong demand is expected for the new build-to-order (BTO) flats in Kallang/Whampoa, especially the Farrer Park Field site, OrangeTee projected. 

The Farrer Park Field will be redeveloped into a public housing estate that will be integrated in with a comprehensive sports and recreational facilities. 

“Such integrated developments are rare and likely to attract sports enthusiasts and families with young children,” Christine Sun, Senior Vice President of Research & Analytics, Orangetee, said. 

The Housing and Development Board (HDB) launched 4,428 BTO flats across five sites over four towns, Jurong West, Kallang/Whampoa, Queenstown, and Tengah. Two sites will be under the Prime Location Public Housing Model (PLH).

Sun noted a healthy take-up is also expected for BTO flats in Jurong West as the site is highly accessible.

“We expect healthy take-up given the site’s good location and connectivity. As few units (271 units) are offered for this site, the application rate may be high due to the lower base,” Sun said. 

Flats in Queenstown may be taken up by those who desire to stay in the area but have failed to get their applications approved previously.

Moreover, Orangetee sees more applicants vie for flats in Tengah, but the numbers will not likely spike. 

“We may expect the number of applicants or application rate to be higher than previous launches as some blocks for the current Tengah site may fall within 1 km of the upcoming new school, while others are within 2 km of the school,” she said. 

“This batch of flats may reach MOP just after the school relocates in 2030, which means homeowners can lease their flats to those wanting to rent a unit to enhance their chances of getting a school placement.”
