How will ACS Primary’s relocation affect Tengah’s attractiveness to homebuyers?
In February, 1,640 new flats will be offered for sale in Tengah.
Anglo-Chinese School (Primary) will be relocating to Tengah from Barker Road in the Novena area.
According to property experts, Huttons and PropNex, the elite school's move will increase the appeal of Tengah, especially to younger couples and families.
Huttons observed the same for Sengkang and Punggol.
"Nan Chiau Primary School relocated to Sengkang in 2000, and Mee Toh School to Punggol in 2004. This will encourage more families with school-going children to move to a new town. It does not come as a surprise that a good school is moving to Tengah," Huttons said.
Huttons also expect rents of homes within one kilometre of ACS (P) to be up to 10% more than those outside the 1km.
PropNex, for its part, said the school's relocation will support demand for homes and leasing prospects in Tengah in the years to come, which will help push up home prices in the area.
"The upcoming relocation of ACS Primary to Tengah as well as having more schools in the developing towns in the West and Northeast of Singapore will cater to the growing demand for schools in new housing estates," PropNex said.
"In particular, the HDB has launched several new public housing projects in Tengah and these schools will help to meet residents’ needs in the future. The upcoming BTO exercise in February will see some 1,640 new flats being offered for sale in Tengah," PropNex added.
