Experts forecast a starting price of $550,000 for 4-room flats in Tanglin Halt development

The development is likely to adopt a prime location public housing (PLH) model.

Real estate experts believe the new flats at the Tanglin Halt integrated development will receive a warmer response once launched for sale.

“Buyers tend to be drawn to integrated developments,” said PropNex.

The previous project launched in Tanglin Halt was the 973-unit Tanglin Halt Cascadia. The BTO project attracted 1,193 applicants or an application rate of 1.23 times.

Flats at Tanglin Halt Cascadia were priced at  $364,000 to $509,000 for 3-room flats, and $537,000 to $702,000 for 4-room flats, before grants.

“It is quite possible that new flats at the future Tanglin Halt integrated development could be priced slightly higher, given its host of facilities within the project,” PropNex added.

Huttons estimated prices for a 4-room flat to start from $550,000 to $720,000 in the future Tanglin Halt integrated development project.

“It will be a PLH BTO similar to Tanglin Halt Cascadia. The new blocks of flats could exceed 40 storeys and may yield between 700 and 800 flats,” Huttons said.

“The types of flats may range from 2-room flexi to 4-room to cater to a wide range of buyers who want to stay in this landmark development,” Huttons added.
