Expats are moving to these emerging residential leasing hotspots

These include Tiong Bahru, Pasir Ris and Tampines.

Prime districts no longer command the bulk of expat rental money. Foreigners are starting to get interested in homes in Districts 3, 16, 17 and 18, a report by JLL showed.

Expats like Alexandra Road, Tiong Bahru, and Queenstown in District 3 because it provides the convenience of living on the city fringe, which translates to lower accommodation costs.

"The housing estates in this district are one of the oldest and most matured, and distinguish themselves from the newer high-rise and high density estates with their signature old world charm," stated JLL.

Other hotspots include Bedok, Changi, Pasir Ris, Simei and Tampines. This is because of the emergence of business parks in the area, which has led to the relocation of some companies.

"In addition, these East Coast neighbourhoods are popular among expatriates for its spacious and reasonably priced housing," noted JLL.
