Prime Toho Mansion in District 10 sold en bloc for $120.4m

The buyers are eyeing a lifestyle-themed development for the site.

Koh Brothers Group took the winning bid for the en bloc sale of freehold Toho Mansion at 186-200 Holland Road at $120.4m. According to a press release, the freehold site currently sits on an area of 4,427.8 sqm and consists of two four-storey residential blocks accommodating a total of 32 apartments.

With a plot ratio of 1.4, the site could be redeveloped to a potential gross floor area of 6,818.7 sqm (including 10% bonus balcony area). The elevated site is within a private enclave overlooking the adjacent Good Class Bungalow housing estate.

Koh Brothers managing director and CEO Francis Koh said, “Just off Holland Village, we are excited to have won this prime and rare freehold site that is in the heart of the vibrant Holland Village lifestyle enclave. As a lifestyle-themed developer, we look forward to creating a fresh concept that will offer a seamless and integrated experience with the great convenience and connectivity in this up-and-coming neighbourhood, which has been earmarked by the Government for a highly-anticipated makeover and expansion.”

Koh Brothers said the site 200 metres away from Holland Village MRT station and the street from Holland Village. “It is also a stone’s throw away from an upcoming Government Land Sale site that could add 13,500 square metres of commercial space, further enhancing the amenities in the vicinity. The city-fringe site also has direct access to Holland Road and North Buona Vista Road, connected to major hubs such as Buona Vista Sub-Regional Centre, One-North, National University of Singapore and the Orchard Road shopping belt,” the firm said.

Edmund Tie & Company investment advisory senior director Swee Shou Fern noted that Toho Mansion is an attractive site. "Its many positive attributes include the coveted freehold tenure, single ownership, prestigious Holland Road address, high development baseline and the convenience of Holland Village, Chip Bee Gardens and the MRT station located right at its doorstep.”
