URA releases four sites for sale under the second half 2018 GLS programme

The four sites can yield about 1,915 residential units altogether.

The Urban Redevelopment Authority (URA) released two residential sites and two ‘residential with commercial at 1st storey’ sites under the the second half 2018 Government Land Sales (GLS) programme, an announcement revealed.

The land parcel at Middle Road is located within a vibrant mixed-use district that is surrounded by key commercial developments, hotels, retail malls and educational institutions such as the Singapore Management University and LaSalle College of The Arts. It has a site area of 7,462.7 sqm and is zoned for ‘residential with commercial at 1st storey’ with a maximum gross floor area (GFA) of 31,344 sqm.

According to URA, the maximum building height for a high-rise at the site is capped at 20-storeys, whilst a low-rise can only have six storeys. The site can also yield around 375 housing units.

Meanwhile, the site at Sims Drive is located within an established residential estate in Geylan with easy access to other parts of the island via the Pan Island Expressway (PIE), Kallang-Paya Lebar Expressway (KPE) and Aljunied MRT station. Shopping and dining options are also available at the Paya Lebar Central which is a short drive away from the site, whilst established schools nearby include the Geylang Methodist Primary and Secondary School and Nexus International School which is scheduled to open in 2020.

The Sims Drive land parcel has a 16,225.2 sqm area and is zoned for ‘residential’ developments according to URA. It has a maximum GFA of 48,676 sqm and maximum building height of 64m above mean sea level (AMSL). URA added that the site could yield approximately 570 housing units.

The tender for the two land parcels at Sims Drive and Middle Road will close on 28 March 2019 at 12 p.m.

On the other hand, the sites available for application under the Reserve List are located at Dairy Farm Walk and Tan Quee Lan Street.

The Dairy Farm Walk site is located within an established residential estate which is accessible via major roads and expressways such as the Bukit Timah Expressway (BKE), Pan Island Expressway (PIE) and Upper Bukit Timah Road. Schools such as the CHIJ Our Lady Queen of Peace and German European School Singapore are also nearby, whilst shopping malls including the Hillion Mall and Bukit Panjang Plaza provide retail and entertainment options.

It has a total site area of 15,663 sqm and is zoned for ‘residential’ use that URA estimated could yield 390 housing units. In addition, it has a maximum GFA of 32,893 sqm and its maximum building heights for a medium-rise and low-rise is capped at 85m and 69m AMSL, respectively.

URA also added that the site is in close proximity to the Dairy Farm Nature Park and the Bukit Timah Nature Reserve.

The Tan Quee Lan Street land parcel sits within a mixed-use district that is surrounded by key commercial developments and retail malls such as South Beach, Raffles Hotel and Bugis Junction, as well as the LaSalle College of The Arts and Singapore Management University, according to URA.

“Located next to Bugis MRT Station which is a rail transit interchange between the East-West Line (EWL) and Downtown (DTL) Line,” URA said in a statement. “It is also conveniently linked to other parts of the island via the nearby Nicoll Highway and East Coast Parkway.”

It has a site area of 11,530.9 sqm and is zoned for ‘residential with commercial at 1st storey’ use with a maximum GFA of 48,430 sqm. It can yield an estimated 580 housing units, URA added. Its maximum building height for high-rise and low-rise developments are capped at 30 storeys and six storeys, respectively.
