Three Tuas South properties up for sale worth $36m in total

They are located near the future Tuas Mega Port.

JLL has announced the sale of three industrial properties in Tuas South, with a collective price of $36m. 

Each property, located at 9 Tuas South Street 9, 10 Tuas South Street 10, and 11 Tuas South Street 9, is individually available for $12m. 

The properties, used for warehousing and crane storage, are approved for Business 2 usage under the URA’s Master Plan 2019 and feature high-ceiling structures with overhead cranes. 

They are located near major transport routes and the future Tuas Mega Port, adding to their appeal for industrial operations.

9 Tuas South Street 9 consists of a three-storey detached factory with a gross floor area (GFA) of 65,000 sq ft on a 90,000 sq ft plot. It has a private leasehold term of 11 years remaining.

Similarly, 11 Tuas South Street 9 is a part 2 and three-storey detached factory with a similar plot and GFA. Both properties are non-JTC, allowing for potential rental opportunities.

The third site, 10 Tuas South Street 10, includes a four-storey and single-storey factory with a workers' dormitory approved until 2026. The property spans a land area of 130,000 sq ft with a GFA of 77,000 sq ft, under a JTC leasehold with 11 years left.
