Set of 3 freehold shophouses in South Buona Vista Road up for sale

The collective guide price for the shophouses is $22m.

Three freehold 2-storey non-conservation shophouses located at 30, 32 and 38 South Buona Vista Road was put up for sale for a collective guide price of $22m.

The shophouses can be acquired individually or collectively. If bought individually, the guide price will be $13m for 30 and 32 South Buona Vista Road, and $9m for 38 South Buona Vista Road.

The guide prices translate to $1,638 psf and $2,155 psf on the total floor area, respectively.

CBRE, the property’s sole marketing agent, will conduct the sale of the property through an Expression of Interest exercise which will close on 22 March 2023, at 3 pm.

“The shophouses are zoned ‘Residential with Commercial at the 1st-storey’ with a plot ratio of 3.0. Collectively, the shophouses command an extensive 20-metre-wide frontage that is highly visible along South Buona Vista Road,” CBRE said.

All three shophouses are fully tenanted and can provide stable and immediate rental income.

“The ground floor units are tenanted to a Fitness Centre and Restaurant, comprising a reputable tenant mix that includes Baker & Cook, Scruffy-Murphy’s Irish Café-Pub and Spartan’s Boxing Club. The upper-floor units are approved for residential / serviced apartment use, and it is presently tenanted to a co-living and serviced apartment operator,” CBRE added.
