Industrial property at 1 Jalan Lembah Kallang up for sale: Knight Frank

It has an indicative guide price of $7.5m.

A city-fringe industrial property at 1 Jalan Lembah Kallah is for sale by private treaty with a guide price of $7.5m, according to Knight Frank.

In a statement, Knight Frank said the detached factory is composed of a three-storey office building and a single-storey workshop. It is also on a 99-year leasehold tenure starting on 1 September 1964.

The property stands on land which spans around 8,475 square feet (sq. ft.) with a gross floor area of around 6,000 sq. ft.

Zoned Business 1 Industrial under the Urban Development Authority’s Master Plan 2019, it has an allowable Gross Plot Raio of 2.5 and can be redeveloped into another industrial property subject to approval by authorities.

It has a total build-up area of around 21,000 sq. ft., with site ground rent of $1 annually.

Knight Frank also said that the industrial building is within a three-minute walk to Bendemeer MRT station and a 10-minute walk away from Boon Keng MRT station.

It is also accessible through the Pan-Island Expressway, East Coast Parkway and Central Expressway, and is surrounded by light industrial, commercial and residential developments, and other amenities.
