HDB coffee shop for sale for $11m

The expression of interest will close on 29 May at 3 p.m.

A Housing Development Board (HDB) coffee shop has been put up for sale at a guide price of $11m, its sole marketing agent OrangeTee Advisory Pte Ltd announced.

The property is located at Block 110 Yishun Ring Road and has a 91-year leasehold that started on 1 January 1994. The corner 3,165 square feet (sq. ft.) coffee shop with a living quarter of about 689 sq. ft. has prominent street frontage along Yishun Ring Road, within Chong Pang Garden.

It is situated near residential developments, as well as the Sembawang Seng Pang Keng Temple, All Saints Home (Yishun Centre), Chong Pang Community Club, Yishun Innova Junior College, Yishun Christian Church, Yishun Secondary School, and Chong Pang Camp, amongst others.

OrangeTee noted that the property will be sold with vacant possession.

“With a ready catchment of resident customers who live in the vicinity and nearby industrial workers, this presents a good opportunity for potential buyers to leverage or prospective investors seeking a good investment opportunity,” it added.

OrangeTee said that there has been a limited supply of coffee shops in the market after the HDB ceased its sale in 1998. Still, such properties remain to be an attractive investment due to its low maintenance cost.
