Zoned in "Business 2," the property has a plot ratio of 1.4, allowing for a potential expansion of GFA up to 61,182 sq ft.

The property is currently approved for food manufacturing and equipped with a pneumatic system for white line production, which makes it suitable for Food & Beverage (F&B) users in need of powder blending capabilities.

In addition, the dual ingress and egress to the site with direct vehicle access to most production areas makes it suitable for distribution and warehousing activities.

Located in the Tuas industrial estate, the asset is surrounded by F&B manufacturers such as Asia Pacific Breweries, Wilmar Foods, and Aalst Chocolate. The location also enjoys connectivity to the Ayer Rajah (AYE) Expressway, Tuas 2nd Link, and MRT stations such as Tuas West Road and Tuas Link.
