Changi Road coffee shop up for sale at $13.5m

It could be redeveloped into a boutique building.

A freehold corner 24-hour coffee shop in Changi Road is launched for sale via expression of interest (EOI) for $13.5m, JLL revealed. With a gross floor area (GFA) of approximately 7,800 sq ft, the asking price translates to a rate of $1,730 psf.

Under the Master Plan 2014, the site is zoned as ‘commercial & residential’ and has a gross plot ratio of 2.8. The property with a total site area of 3,175 sq ft is currently fully leased to ABC Nasi Kandar Restaurant, a 24-hour coffee shop.

According to JLL, the property experiences high footfall and has immediate access to a large residential catchment due to its location within a mature residential estate. It is also accessible by just a 10-minute walk to Paya Lebar and Eunos MRT Station.

The property is also a short 15-minute drive to the Central Business District (CBD). Other parts of Singapore is accessible via Pan Island Expressway (PIE) and Kallang Paya Lebar Expressway (KPE).

“As this is a non-conserved building, the eventual buyer can improve the property by either doing Asset Enhancement Initiatives (AEI) works or by redeveloping the existing property into a brand new 8,890 sq ft boutique building in the medium to long term,” JLL senior director of capital markets Clemence Lee said.
