CapitaLand unveils Shinjuku Front Square

Shinjuku Front Square comprises a 35-storey commercial tower names Shinjuku Front Tower and a 20-storey residential tower named The Park House Shinjuku Tower.

CapitaLand Limited unveiled Shinjuku Front Square together with Mitsubishi Estate., Ltd., Mitsubishi Jisho Residence Co., Ltd., and Heiwa Real Estate Co., Ltd.

Shinjuku Front Square sits on a 1.4-hectare site in Kita-Shinjuku, northwest of Shinjuku Ward, a major business and
administrative district in Japan. The development enjoys a strategic location near the Tokyo Metropolitan Government Office.

It is also bounded by Shinjuku Station, the busiest train station in the world, as well as Nakanosakaue Station and Nishi-shinjuku Station, which is directly connected to the main Tokyo Station. Shinjuku Front Tower offers a total floor area of approximately 94,000 square metres of office and retail space, with two basement floors for car parking. The first two levels will house retail shops, F&B outlets and supermarket. The third level will be designated for medical services while the fourth floor will be targeting serviced office to support the new start-ups and young entrepreneurs. Levels five to 34 will offer tenants about 1,686 square metres of column-free office space on a typical floor.

The Park House Shinjuku Tower will offer 298 units overlooking the city and the lush landscaped greenery within the development. Mr Jungo Sasaki, Country Director, CapitaLand (Japan) Kabushiki Kaisha, said: “Envisioned as the iconic landmark in the area, Shinjuku Front Square will be the node for modern living and working. CapitaLand had established partnerships with Mitsubishi Estate Company in Japan in the residential and serviced residence sectors since year 2000. In November 2010, CapitaLand partnered MEC and another company to set up a US$200 million joint venture fund to invest in prime residential projects in Ho Chi Minh City and Hanoi, the key gateway cities of Vietnam. CapitaLand will continue to build strong partnerships with major local developers to augment our presence as a long term real estate player in Japan.”

Shinjuku Front Square has been awarded the highest rank, Class S of Comprehensive Assessment System for Building Environmental Efficiency forusing an advanced ice thermal storage system, an energy conservation and management system that uses energy during the night to control the indoor lighting and air conditioning. CASBEE is a classification of the environmental sustainability of the buildings in Japan by Ministry of Land, Infrastructure, Transport and Tourism, and the Housing Bureau. The development also boasts several green features such as cooling measures using water-retentive pavements as well as roof greenery and wall greenery.

Spanning about 4.7 hectare, Kita-Shinjuku is an area designated by Tokyo Metropolitan Government to transform the area that is concentrated with low-rise developments into a modern lifestyle hub.
